Ground Floor

On the ground floor there is a lovely spacious sitting room with a feature fireplace, and full height windows to the rear garden fill the room with natural light.  The dining room overlooks the front but the hub of the house is definitely the kitchen/breakfast room with its porcelain tiled floor and modern fitted units with plenty of storage space.  There is an integrated double oven with a hob and extractor unit, and space and plumbing for a dishwasher, washing machine and tumble dryer.  The rear garden can be accessed from here as well as the home office which has been created using part of the single garage which of course could be changed back for use as a garage if required.  In the entrance hall there is a useful cloakroom and a full turn staircase leads up to the first floor.

First Floor

There are four bedrooms and the family bathroom on the first floor.  The master bedroom has tranquil views over the rear garden and there are fitted wardrobes and an en suite shower room.

Outside

The front of the property has off road parking for two cars and the rear garden has an inviting patio area with steps up to the lawn.  The garden, which has been well maintained, has plenty of plants and shrubs and is fully enclosed.

COGENHOE

Situated above the River Nene in the Nene valley and surrounded by beautiful English countryside this village is an ideal place to immerse yourself into country life.

The village has excellent sporting facilities such as its own football, cricket and bowls clubs.  Or why not pop into the Royal Oak pub for a drink and a meal chosen from a wide ranging menu.  You can find out about all the local events on the Facebook pages Cogenhoe Village Chatter and Cogenhoe Residents Past and Present, both great for keeping up to date with what’s happening in the village.

The village primary school has an Ofsted rating of Good as does Wollaston Secondary School and further schools are within easy reach, including Northampton School for Boys which has an Ofsted rating of Outstanding.
